Bulletin Regarding Pricing Model Change Furnished: June 15, 2015
 

To: Our Loyal AAA Mini Storage Customer and Prospective Customers:
 

We have experienced the need to improve our locker rentals and our facility at 211 State Highway 43, Spencer, IN  47460. Many of you have received correspondence in the mail with a new key to the locked farm gates. We would like to take this moment to sincerely thank you for being our loyal customer.  Due to the changes we needed to make to the physical and electronic security of AAA Mini Storage, we have published new information on our website located at www.aaamini.com. In addition, for those who do not have convenient access to an internet capable phone or computer, we have already mailed and attached a list of improvements already made or scheduled to be made in the next six (6) weeks, by the end of July 2015. In cases where this information may not have been adequate, we also published a legal notice in the Spencer Evening World on Monday, August 3, 2015 and Monday August 7, 2015 alerting the public that we serve of these new changes and of the price increase on the lockers.

FACILITY IMPROVEMENTS AT AAA MINI STORAGE
After working with our vendors, we made the decision to invest $20,000 in physical and electronic security improvements into the facility and we are amortizing this expense over ten (10) years. We have already made physical and electronic security improvements to the facility, to include video surveillance with facial recognition software. As a result of the improvements we have made we are raising all rents on all lockers to a fair market rate which is necessary to sustain these improvements over time. The new locker rates will go into effect on August 1, 2015 for any existing locker owners. INCREASE TO LOCKER RENTS
Our new contract rate for 2015 is as follows and will go into effect August 1, 2015:

10' x 10' Lockers    $59.95 per month 

10' x 20' Lockers    $99.95 per month 

VACATING A UNIT
While we do not want to lose your business and want to keep you as our customer, if you would like to vacate your unit for any reason, please call us and tell us of your intention to move by June 30, 2015. When calling, tell the person who answers the phone your full name, your address, your telephone number, your locker number, and a convenient time to reach you. We will have facility on staff on site in July 2015 to assist any locker renters who need to vacate a unit. If the unit is swept out by July 31, 2015, with no remaining debris into the locker, and if the in-force contract is up to date, you will receive a refund of any monies paid in as a deposit by August 5, 2015 via postal mail.
 

NEW REQUIREMENTS FROM LOCKER OWNERS
NEW LOCKS REQUIRED BY AUGUST 31, 2015 ON ANY AND ALL LOCKERS

Due to break in reports on all storage facilities in this area, we have entered into an exclusive agreement with an English lock company, Lockitt. Lockitt will be providing special locks to locker owners discounted 40% of retail cost. These locks will be furnished to our locker owners free of any markup, only shipping fees will be added to the cost of the locks. The Lockitt locks, featured below, are not capable of being sawed off and resist grinding equipment. We have two (2) lock styles. Photographs with pricing of the locks are shown below. The new locks must be on any locker by August 31, 2015. To order your lock, please contact us at 812-876-2990. Below are photos of the new locks. The lock at left (mobile users top photo) is $25.00. The lock at the right (mobile users bottom photo) is $27.95.  If you have questions about these locks, please contact our vendor, Lockitt at: 828 687 9956. Please note: Lockitt did adjust their pricing model after this information was released on June 15, 2015 and it has been changed as of August 11, 2015 to reflect the pricing of Lockitt. CUSTOMER AGREEMENTS REQUIRED BY AUGUST 31, 2015 TO ALL CURRENT LOCKER OWNERS

We also require a new contract to be placed on file of any locker owners who did not enter into a contract before April 1, 2015. New customer agreements must be on file by August 31, 2015. As part of this process, any locker owner currently renting from AAA Mini Storage will need to agree to enter into a new customer agreement and authorize their permission to be subject to a criminal background check and list any registered vehicles coming in or out of the facility. If there is a criminal history of a locker renter or anyone they designate on their locker contract, the history will be reviewed on a case by case basis. If we have concerns about your criminal history, we will direct our communications to the locker owner and any authorized persons they have designated on their contract.

RIGHT TO DECLINE LOCKER RENTERS NOT ABLE TO PASS A CRIMINAL BACKGROUND CHECK
We reserve the right to decline any locker renter who submits a rental request with the following criminal conviction(s):  vandalism, theft, and any form of consuming, producing, or distributing illegal drugs. We will not allow anyone to have a key to the new gate lock which is being manufactured in England at this time if they have any of the above criminal convictions on their record. We realize this is raising the bar for our current customers, and we want you to know that we have no choice in this matter and that these things must be done quickly for the safety and security of the locker owners who are in force or are new customers.

 

                                   VALID EMAIL ADDRESS REQUESTED FOR CURRENT INFORCE LOCKER OWNERS
Due to automating the contracts online with DocuSign, it is a new requirement to have a valid email account. For those who do not have an email account, we would like to recommend Google gmail. To get a Google gmail account, you just go online and place gmail.com into your internet location bar. Then when the page displays, you just add your email account. We recommend Google gmail because of the features of the account: calendar, google docs for storage, blogging, and many other interesting as well as free features.

If you cannot get to a computer and /or relatives and/or friends who can help you with internet access on a computer device, please call us at 812-327-3412 and we will meet you at AAA Mini Storage on an appointment basis with the corporate laptop so that you may electronically complete your contract with us on site. We truly want to educate others about the new changes we are making and invite the public to participate in this process.

 

Going forward, we want to allocate more time for our personnel to make improvements to the facility, such as beautification and maintenance to the grounds.Therefore, we encourage you to utilize our company website at aaamini.com to communicate with us regarding things such as: new locker rental requests, move outs, requests for maintenance, requests for storage locker deposit refunds, and any other communication you need to direct to us.
